    The Assistant Project Manager reports directly to the Project Manager and supports the PM over the course of a project. In addition to supporting the PM on the action items listed above, the below items are provided for further clarification of the job responsibilities of the Assistant Project Manager after the Prime Contract is entered in Procore and Sage. The APM must be responsible for the documents the PM needs to manage the project, which includes researching and obtaining subcontractors for projects.

    The Assistant Project Manager Job duties are as follows:

    1. Project Set-up before start of project(s) Submittal Register and Logs.

    2. Assist PM in the development of the overall project schedule. Prepare weekly progress reports and 2-week look-ahead in conjunction with the Project Superintendent.

    3. Assist with obtaining all permits necessary to complete the project and submit all permits to the Sub-Contract Administrator for entry into Procore.

    4. Develop and maintain a schedule of recurring construction meetings ensuring proper stakeholder participation and producing meeting minutes for each meeting facilitated or attended.

    5. Assist with reviewing submittals for accuracy and compliance, ensuring all are received and approved in a timely fashion avoiding project delay. Critical submittals received and forwarded to the owner within 15 days of contract award: others within 30 days of award. File all submittals in the Project File and Procore while also recording status in the Submittal Register.

    6. Monitor Budget Excess, Vendor Invoicing, Proposed Change Orders, Change Orders, and MODS.

    7. Ensure responses are obtained to avoid project delays. All RFI’s will be placed in an RFI Tracker for the entire project.

    8. Maintain all official project logs and document files in the appropriate Project Folders and Procore. This includes, but not limited to Budget, Bulletins, Change Orders, Correspondence, Daily Logs, emails, Meeting Minutes, Project Photos, Punch List, RFI’s, Requisitions, Schedules, and Submittals.

    9. Confirm all project requirements have been satisfied and all work is complete. Reconcile the budget via comparing costs to the project budget. Confirm all Change Orders have been approved and are properly accounted for in the current project budget. Ensure all invoices have been paid and nothing is outstanding. Once the Chief Financial Officer, Project Manager, Construction Director, and EVP has signed off on the project, the project can be officially closed.

    • Keep the client, Vice President of Operations, Project Manager, and construction team, routinely informed of the review status and all developments that impact schedule, cost, safety and reputation through regular reporting.

    • Exchange information expeditiously and expedite deliverables.

    Requirements:

    1. Minimum of a Master’s Degree/Bachelor’s Degree in Engineering required

    2. Ten plus years of design, design review, constructability review, contract oversight and management experience required in this capacity with projects of similar size and complexity.

    4. Strong engineering and technical writing skills required.

    5. Procore and Primavera scheduling software experience preferred.

    • Participate in budget / bid assembly

    • Collaborate with the project team in establishing comprehensive scopes of work incorporating operations standards

    • Review documents for quality control and assist in coordinating the distribution of documents

    • Research and compile historical data for future budget preparations and competitive bids

    • Attend design progress meetings and project pre-bid meetings with other team members

    • Participate in the development of cost estimates of assigned projects, from concept through construction phase documents
